What Concrete Services Include

This service family covers flatwork and hard-surface projects where base preparation, reinforcement, forming, placement, finishing, and curing determine whether the slab performs long term. Scope ranges from targeted crack repair on a single section to full removal and replacement of a failed driveway.

Crack repair makes sense when the damage is localized and the surrounding concrete is still structurally sound. When cracking is widespread or caused by settlement or base failure, repair may not be the right path — the estimate conversation will help determine which approach fits.

02 — Concrete Driveways New driveway pours, failing driveway replacement, and driveway correction work. Driveways carry vehicle loads daily, so thickness, reinforcement, base compaction, joint placement, and drainage slope all factor into how the slab is designed and priced. This path covers both new installations and full replacement of driveways that have failed beyond repair.

03 — Concrete Resurfacing Surface-renewal work for worn, discolored, or lightly damaged slabs that are still structurally sound underneath. Resurfacing applies a new concrete overlay to restore appearance and function without full tear-out. The existing slab must be stable and free of major settlement or structural cracking for resurfacing to be a viable option.

04 — Concrete Slab Installation New concrete pads for sheds, equipment, utility areas, RVs, hot tubs, and other purpose-built slab work. Slab installation starts with site preparation and base compaction, then moves through forming, reinforcement, placement, and finishing. Thickness, reinforcement type, and edge detail depend on what the slab will support.

05 — Stamped Concrete Decorative concrete finishing for patios, walkways, pool surrounds, and other surfaces where appearance matters as much as durability. Stamped concrete uses patterns, textures, and coloring applied during the pour to create finishes that resemble stone, brick, slate, or tile. Stamped finishes require sealing and periodic resealing to maintain appearance.

Planning Your Concrete Project

A concrete estimate starts with the details of your property, your project, and the current condition of any existing slabs. The more you can share upfront, the faster we can confirm fit and scope.

Property and site inputs:

(i) Property address — location determines service-area fit, travel, and any jurisdiction-specific requirements. (ii) Access — how equipment, materials, and a concrete truck reach the work area. Narrow side yards, fenced lots, steep grades, landscaping, and utility lines can all affect access and placement options. (iii) Grading and drainage — the slope of the ground, where water currently flows, and whether drainage correction is needed before or as part of the concrete work. (iv) Soil conditions — soft, sandy, clay-heavy, or rocky ground affects base preparation and may require additional excavation or fill.

Project details:

(i) Scope — what you need poured, repaired, resurfaced, or replaced, and the approximate dimensions of the area. (ii) Intended use — foot traffic, passenger vehicles, heavy trucks, RVs, equipment, or decorative outdoor living. Load requirements directly affect thickness and reinforcement. (iii) Finish type — standard broom finish, exposed aggregate, stamped pattern, coloring, or a combination. Decorative finishes add steps and materials that change the estimate. (iv) Photos — pictures of the area, existing concrete condition, access path, and surroundings help us understand the project before a site visit.

Existing concrete conditions (for repair, resurfacing, or replacement):

(i) Crack patterns — isolated hairline cracks, wider structural cracks, corner breaks, or widespread surface cracking each point to different repair approaches. (ii) Settlement — sections that have sunk, tilted, or shifted relative to adjacent slabs usually indicate base or soil problems underneath. (iii) Surface condition — spalling, scaling, pitting, discoloration, or exposed aggregate from wear affect whether resurfacing is viable or replacement is the better path. (iv) Previous repairs — patched areas, filled cracks, or overlay work that has failed gives useful context for what the slab has been through.

What Affects the Estimate

Concrete pricing depends on what is underneath the surface as much as what is on top of it. These factors shape the estimate:

Base and site preparation:

(i) Subgrade condition — stable, compacted ground needs minimal prep. Soft, wet, or poorly drained soil may require excavation, imported fill, and additional compaction before anything is formed. (ii) Tear-out and disposal — removing existing failed concrete adds labor, equipment, hauling, and disposal to the project before new work begins. (iii) Grading and drainage correction — regrading the site to direct water away from structures or establishing proper slab slope often needs to happen before the pour.

Slab design:

(i) Square footage and thickness — larger areas and thicker slabs use more material and labor. A patio walkway and a truck-bearing driveway require very different slab designs. (ii) Reinforcement — wire mesh, rebar, or fiber reinforcement choices depend on load requirements, soil conditions, and the intended use of the slab. (iii) Joints and edges — control joints, expansion joints, and edge forming all affect how the slab handles movement and where cracking is controlled.

Finishing and decorative work:

(i) Finish type — a standard broom finish is the simplest and least expensive. Stamped patterns, coloring, exposed aggregate, and textured finishes add forming, material, labor, and sealing steps that increase the estimate. (ii) Sealing — decorative concrete typically requires an initial seal coat and periodic resealing. Whether sealing is included in the project scope affects the initial estimate.

Access and logistics:

(i) Equipment access — concrete trucks, excavation equipment, and material delivery need a path to the work area. Restricted access may require pumping, wheelbarrow placement, or smaller equipment that changes the process. (ii) Existing landscaping, utilities, and structures — protecting or working around adjacent features adds time and care to the project.

How Concrete Projects Work

Concrete is one of the most sequence-dependent trades — each step depends on the one before it being done correctly. Here is how a typical project moves from estimate through completion.

Step 1 — Estimate and scope review. You share the property address, project description, photos, and intended use. We review the details, confirm service-area fit, and schedule a site visit when the project warrants one. The site visit allows us to evaluate access, grading, soil conditions, existing concrete, and any factors that affect the scope and estimate.

Step 2 — Site preparation. Existing concrete is removed if the project requires tear-out. The subgrade is excavated, graded, and compacted to create a stable, properly sloped base. Drainage is addressed, and any soft or unstable soil is corrected before forming begins.

Step 3 — Forming and reinforcement. Forms are set to the correct dimensions, thickness, and slope. Reinforcement — wire mesh, rebar, or fiber — is placed according to the slab design. Control joints and expansion joints are planned to manage cracking and movement.

Step 4 — Placement, finishing, and curing. Concrete is placed, consolidated, screeded, and finished to the specified surface type. Stamped or decorative work happens during the finishing window before the concrete sets. The slab is then protected during curing — the hardening period where the concrete reaches its working strength.

Responsibility boundaries: Cornerstone coordinates the concrete scope described in the estimate. When the project involves adjacent grading, drainage, utility relocation, landscaping restoration, or other trades, responsibility for those elements is confirmed during the estimate conversation. Structural engineering, geotechnical evaluation, and permitting are not provided by Cornerstone and remain the responsibility of the appropriate licensed professionals when required by the project.

Frequently Asked Questions

When does concrete need repair versus full replacement? A focused repair makes sense when the damage is localized — an isolated crack, a small spalled area, or a single settled section — and the rest of the slab is structurally sound with a stable base underneath. When the problems are widespread — settlement across multiple sections, drainage failure pushing water toward the house, deep structural cracking, or a base that has eroded or shifted — removal and replacement is usually the better long-term investment. Resurfacing falls between the two: it works when the surface is worn or discolored but the slab itself is still solid and level. The estimate conversation is where we evaluate the existing conditions and help you determine which approach fits.

What affects a concrete quote more than homeowners expect? Two factors consistently surprise homeowners: what is underneath the existing slab and how equipment reaches the work area. Subgrade problems — soft soil, poor drainage, root intrusion, or an inadequate original base — can require excavation and base correction before any new concrete is placed, adding meaningful cost that is invisible from the surface. Access is the other common factor: if a concrete truck cannot reach the pour location directly, the concrete may need to be pumped or moved by wheelbarrow, which changes labor, equipment, and scheduling. Tear-out and disposal of existing failed concrete, the difference between a standard broom finish and a stamped decorative finish, and thickness requirements for heavier loads like trucks or RVs also move the estimate more than most homeowners anticipate.
